More than 300 seaside resorts in France with a beach and a secondary residence rate exceeding 20% were analysed. Access to the beach is decisive since, as soon as it is less than 5 minutes’ walk away, the prices of properties are higher than those located further away, by 21% in the Provence-Alpes-Côte-d’Azur region and on the Atlantic Coast. An update on the seaside resorts to invest in France !
PACA
This is the region in which the square metre is the most expensive, with an average of €4,694/m². According to the June 2019 Meilleurs Agents study, prices increased slightly by 1.2% year-on-year. The top 3:
- Ramatuelle: €12,159/m²
- Saint-Jean-Cap-Ferrat: €11,553/m²
- Saint-Tropez: €9,789/m²
More affordable, some towns such as Saintes-Maries-de-la-Mer are around €3,340/m². This is also the case in Sainte Maxime, where neighbourhoods such as Capet d’Azur are at €3,000/m². However, demand is very strong, since 80% of the Maximois real estate market concerns the purchase of a second home.
Atlantic Coast
It is on this coastline that property prices have increased the most, by +6% over twelve months.
Taking advantage of the attractiveness and accessibility of Bordeaux and its surroundings, the towns of the Landes region attract a good number of families looking for a resort.
Lège-Cap-Ferret is the flagship resort of Aquitaine where prices are the highest with €6,956/m². Just behind on the Ile-de-Ré, we find Portes-en-Ré, which has seen a 7.1% increase in property prices over the past year, with €6,235/m², where the scarcity of properties for sale is contributing to this rise. Arcachon takes third place with €5,809/m².
Brittany and Manche
After a period of decline, the Breton real estate market is once again becoming attractive to investors thanks to the TGV. It has risen 4% year-on-year.
Dinard and Carnac are the two cities that have benefited most from this upturn with €3,792 and €3,696/m² respectively.
The proximity of Manche to the Paris region also boosts local prices, which remain more affordable, however, with an average of €2,902/m².
The cheapest resort in France is located in Manche: Néville-Sur-Mer with €1,124/m².
In conclusion, we observe that the further south we go, the more the price increase slows down. In the PACA region, even if prices remain very high, they are increasing less rapidly than those on the Atlantic Coast.
